Honest comparison

Landlord software comparison UK — 2026 guide

An ICP-led read of the main UK landlord software options. Who each is built for, where each is strong, where each isn't. No paid placement, no head-to-head trashing — just the honest version.

Last updated:

The short answer

The UK landlord software market splits roughly into finance-first tools (Hammock, Landlord Vision, Lendlord), agent-and-portfolio tools (Arthur Online, OpenRent PortfolioPro), budget tools (Rentila), and US imports that don’t quite fit(Stessa). The best choice depends on what you actually use the software for every day — not which has the most features.

LandlordFlow sits in the gap none of these target cleanly: self-managing UK landlords with 1–50 properties who want one tool for compliance, finances, documents, maintenance, tenancy admin, and MTD readiness, with the explicit boundary that we don’t file anything to HMRC.

How to read this

The right tool depends on what you do daily

Every “strong on / less strong on” below is relative to the UK self-managing landlord ICP— landlords with 1–50 properties who manage their own portfolio without a letting agent. A tool that’s “less strong on” this ICP might be perfect for a different one (a 100-unit agency, a US investor, a portfolio-finance specialist).

None of this is a product judgement of the tool in absolute terms. It’s a fit judgement for the kind of landlord LandlordFlow is built for.

The tools

Seven UK landlord software options

Hammock

UK-built bank-feed-first landlord accounting

Built for
Self-managing landlords (1–10 properties) who want Open Banking-driven finance reconciliation as the core workflow
Strong on
Bank-feed integration, automated rent matching, clean finance UX
Less strong on
Compliance dates and document storage are lighter — finance is the centre of gravity
Pricing band
From ~£10/month + VAT, tiered by property count

Arthur Online

Mid-market UK property management

Built for
Letting agents and larger portfolios (often 20+ units, sometimes with sub-managers)
Strong on
Multi-user workflows, agent-managed setups, breadth of features
Less strong on
Heavier UX than self-managing landlords usually want; pricing reflects the mid-market positioning
Pricing band
From ~£40/month + VAT, scaling with property count and add-ons

Landlord Vision

UK landlord accounting and management

Built for
Self-managing and small portfolio landlords with a focus on financial reporting
Strong on
UK-specific tax calculations, financial reporting depth, mature feature set
Less strong on
UX feels closer to traditional accounting software than modern SaaS; learning curve for new users
Pricing band
Tiered pricing from ~£20–£60/month + VAT depending on properties and features

Lendlord

BTL investor portfolio analytics

Built for
Buy-to-let investors focused on portfolio performance, ROI, and refinance decisions
Strong on
Portfolio analytics, ROI calculation, refinance timing, what-if modelling
Less strong on
Less operational — not designed as the daily-driver for tenancy admin, maintenance, or compliance
Pricing band
Freemium model with paid tiers; check current pricing on their site

Rentila

Free + freemium UK landlord platform

Built for
Independent landlords with 1–3 properties on a tight budget
Strong on
Free tier is genuinely useful; covers basic income, expenses, and tenancy admin
Less strong on
Free tier’s product depth reflects the price; paid tiers fill more gaps but the polish ceiling is lower
Pricing band
Free tier + paid tiers; check current pricing

OpenRent (PortfolioPro)

Property management bundled with OpenRent’s lettings marketplace

Built for
Landlords already using OpenRent to find tenants, who want a connected admin layer
Strong on
Tight integration with OpenRent’s lettings flow; familiar if you already advertise there
Less strong on
Standalone (without OpenRent) the proposition is thinner; you’re paying partly for the marketplace tie-in
Pricing band
Bundled with OpenRent subscription; check current pricing

Stessa

Free US landlord finance tool

Built for
US landlords needing rental income and expense tracking
Strong on
Free, clean UX, strong on US tax categories
Less strong on
Not built for the UK — no MTD ITSA, no UK compliance dates, no GBP-native workflows
Pricing band
Free + paid tiers (in USD)

Where LandlordFlow fits

The gap we’re built for

We started LandlordFlow because the gap in the market is sharp and unaddressed: a self-managing UK landlord with 1–50 properties who wants one tool for the whole operational side, not a finance tool plus a compliance tool plus a document tool plus a spreadsheet.

The six product areas are deliberately the six things you actually do every month: compliance tracking, financial records, document storage, maintenance management, tenancy administration, and Making Tax Digital readiness. No bolted-on lettings marketplace, no investor analytics layer you don’t need, no agent-multi-user UX you don’t want.

And one boundary, repeated for honesty: LandlordFlow is not an HMRC-recognised MTD filing tool. Your accountant or HMRC-compatible filing software still handles the actual submissions. We make the records side correct so the filing side becomes routine.

Common questions

Questions, answered

Why didn’t you include [X]?+
We focused on tools UK landlords commonly mention as candidates: Hammock, Arthur Online, Landlord Vision, Lendlord, Rentila, OpenRent (PortfolioPro), and Stessa. If a tool we missed is in your shortlist, hit reply on any email and we’ll include it in the next refresh of this page.
Is this comparison sponsored?+
No. None of the tools listed have paid for placement. This is our honest read of who each is built for, based on their published positioning and what their customers say. Where we say something is “strong” or “weak”, we mean specifically for the UK self-managing landlord ICP — not as a general product judgement.
When does LandlordFlow come out?+
We’re pre-launch — waitlist and demos run today, with general availability rolling out over 2026. Founding Landlord pricing locks at the start rate for the life of the subscription. See the waitlist or book a demo for current details.
What if I’m an accountant comparing for clients?+
See our for-accountants page. The short version: we handle the record-keeping side; your existing filing stack (Xero, FreeAgent, Sage, TaxCalc, BTCSoftware, etc.) still does MTD submissions. Cleaner inputs, same filing tools.
